‘Confidence is high’ at Catalyst Bicester

Latest leasing and construction progress are generating a real buzz about Albion Land’s Oxfordshire technology park

‘Confidence in Catalyst is sky high’, according to Simon Parsons, Director of Albion Land, reflecting on recent deals and the momentum building for Phases 3 and 4 of the A41 Oxfordshire technology park.

Albion Land has just let Building 8 (a 38,710 sq ft building which is the final part of Phase 2) to a luxury EV business completing a stellar line up of initial occupiers which includes Evolito, Yasa and Tesla.

The focus is now on bringing the space at Phase 3 on stream to serve more occupiers and complete the next piece of the park masterplan.  Those Phase 3 site preparatory works are now finished and construction on the Phase 3 buildings is set to start in early summer.

With the three new buildings for Phase 4 also just approved by Cherwell District Council – plus the Government’s renewed commitment to investing in economic opportunity across the Arc – Albion Land is anticipating keen interest from companies that want to join the Catalyst Bicester success story.

The Phase 3 construction programme will see 110,000 sq ft built across five new buildings.  On the current programme, the buildings will be ready for occupation in Q1 2026.

Planning approval for Phase 4 was given at a meeting of Cherwell District Council’s Planning Committee on 16 January.  The three buildings in Phase 4 will be built out in line with occupier demand on this gateway site and offer an unrivalled HQ building opportunity with direct frontage onto the A41.

Catalyst Bicester is building up a reputation for the quality and mix of its occupiers in advanced manufacturing, R&D and design.  The site is fast becoming a technology and engineering cluster with a strong element of EV and future mobility specialisation.

Over 180,000 sq ft of technology space has already been developed and let alongside the David Lloyd club.  Ultimately, Catalyst will total 420,000 sq ft in up to 16 buildings.
